Flow Sensor and Master Valve Installation

Flow sensors and master valves that shut down a leaking system automatically and report water use, protecting your lawn and your water bill.

A broken pipe or stuck valve can run for days before anyone notices, especially at a large property or a vacation home. The cost shows up on the next water bill. A flow sensor and master valve work as a safety net for the entire system. The sensor measures how much water is moving, and the master valve is a normally closed valve at the start of the line that opens only when a zone is supposed to be running.

When a compatible controller sees flow that is far above what a zone should use, it shuts down that zone, closes the master valve and tells you. The master valve also keeps the pipe from being under pressure when nothing is running, which reduces the chance of leaks and line breaks. We install the sensor in the right spot with enough straight pipe, wire it in, set expected flow for each zone and test the whole arrangement, including the shut-off response.

Automatic leak shut-off

If flow is far above normal, the controller shuts down the zone and closes the master valve.

Master valve

A normally closed valve keeps the line unpressurized when no zone is running.

Right installation

The sensor is placed with proper straight pipe so readings are accurate.

Tested response

We set normal flow for each zone and test that the system reacts correctly to a leak.

How it works

Our process, start to finish.

  1. 01

    Call and schedule

You tell us about your yard and what you want, a new system, a repair or a tune-up, and we set a visit that fits your day.

  2. 02

    Visit and inspect

We walk the property, find the water source and valves, test pressure and flow, look at every head and zone and take photos of anything of note.

  3. 03

    Design and explain

We explain your options for zones, heads, drip, controllers and savings, sketch the layout and give you a written scope with clear timing and pricing.

  4. 04

    Prepare the site

We arrange for underground utilities to be located, protect the lawn, driveways and beds and mark every head, valve and pipe run before we dig.

  5. 05

    Install or repair

We install or repair pipe, valves, heads and wiring with the right parts for each zone, flush the lines and keep the site tidy as we work.

  6. 06

    Start up and care

We program the controller, test every zone with you, walk through watering and winterizing in plain steps and set a reminder for your next check.

Questions

Flow Sensors and Master Valves FAQ

What does a master valve do?

It is a normally closed valve that opens only when a zone runs, so the line is not under pressure the rest of the time.

How does a flow sensor detect a leak?

It measures flow, and the controller compares it with the expected flow for the zone. If flow is far higher, it shuts down.

Does my controller support this?

Many modern controllers do. We confirm yours and recommend an upgrade if it does not.

Is it worth it for a home?

For larger properties, vacation homes and anyone who travels, yes. It can prevent a very expensive surprise.

Can it report my water use?

With compatible controllers, yes. You can see use by zone and over time.
