A new build has a short window for irrigation, between grading and sod. Here is how to time it and what to plan for.
A new home sits on freshly graded soil that has been compacted by equipment and stripped of its topsoil. Grass planted there needs steady water to get started, and a sprinkler system is the most reliable way to give it. The trick is timing. Irrigation has to go in after rough grading and utilities and before sod, driveways and landscaping, and a missed window means cutting concrete or trenching through finished lawn later.
Good planning starts with the plans. We locate the water tap, plan sleeves under drives and walks and lay out zones around the final landscape design, including beds and future additions. Heads are set to finished grade, zones are tested before sod goes down and a starter schedule is programmed for new turf. Because new yards settle, we also plan for a follow-up visit to adjust heads that have shifted as the soil compacts.

Sleeves under drives and walks let pipe and wire pass without cutting concrete later, and they are easy to add early.
